Today we have a little news to report in the Real Estate Hot Sheet from Northwest Glendale.

No new listings to report - home sellers are a little slow to the starting line this year! Who will be the first? I should award a prize to first home listed in Northwest Glendale in 2008. Let me know if you want to be the ONE.

Davis is notable for reducing the price in only 6 days…. but it is a short sale, so they are trying to beat the wolves to the door. The property at Linden is also a short sale. So is the one on Norton. Are we seeing a trend here? I hope not, but the economic forecast is very mixed and cloudy. If this continues, I think we will see a downward motion on average sales price, but I still maintain it is not a bad market. It is a market full of amazing opportunity for the bone fide BUYERS out there!

Ah, Dorothy, the answer to your questions is “yes, indeedy!”  Here’s your stats graph:

The first thing that I find very interesting is that the number of homes available took a dramatic tumble.  3 weeks ago, (the last time we did stats) there were 93 homes on the market!  Did they sell?  Sadly, not all of them.  Most of them are (don’t shot me for telling the truth!) unrealistic sellers who did not have to sell.   They might want to sell, but only if they get the price they feel they deserve.  The current market has been very bad for these egos, let me tell you!

Rather then sell they are either a.) taking the home off until spring when, presumably, the market will increase so dramatically that they will get their price or b.) deciding to stay put for the long haul.  Of the 2 options I gotta tell you that I think the plan “b” people have the right idea. Has anyone said “writer’s strike” in the hearing of the plan “a” people?

On a much cheerier note, there are homes selling!  As I mentioned in my last post, I am seeing a tremendous uptick in activity and I hope that it will continue.  Now, 7 homes in nearly 3 weeks isn’t great, but it is activity.

The holidays are a great time to sell!  You have so much less competition from other homes on the market and there are always people who must buy now - job transfer, death, divorce, birth - these sare the “normal” reasons for  moving and they happen at this time of year, too.

While I am on this particular rant, do any of you know of a home to sell?  I have a great, qualified buyer who wants a nice yard for their dogs and about 1800+ SF.  Spanish is preferred.  Maximum price is $875.  If you know of someone not yet on the market please get in touch with me!
