So many new listings! Right off I can see that I made a typo. 839 Norton is over priced, but not by that much! The list price is, in fact, $649,000. This is short sale - so why not price it to sell ASAP?

1219 Cleveland - the agent and/or seller is either blind to the comps or the seller is motivated by what they “have to get” from the property to do whatever they want/need to do next. If 1146 Norton, in all it’s amazing yuppie cute, pool and awesome recreation room glory is listed for $749,000 - what hope do you have? News flash - the market couldn’t care less about what you have to “have”.

1410 Winchester features a very pretty picture of a remodeled kitchen… and nothing else. No text, no reason to justify this price for a 2 bedroom home. Get real.1644 Mountain

1644 Mountain - at last! A bone fide listing. This home has great space, but a huge part of that is the cavernous and slightly creepy lower level/basement. If you need gargantuan storage space or need to house a whole lot of exchange students, this is the house for you. I think the agent did a great job of pricing it.

1518 N. Columbus - this is such a great location! Agent notes that photos will be up 5/12.

Liza and I shopped and bought!On Friday Liza, Stan and I took a field trip to the Opening Day at the Americana.

We had such a blast! I had always been personally very excited about the Americana, but reserved about the wider implications of the development to the city. Now that it is here, I can only see really positive things for the City of Glendale! This place is just awesome.

Favorite things: A vintage Good Humor truck with a uniformed Good Humor Man selling all our favorite frozen treats, a soda pop stand selling soda in a glass bottle - (they give you a bendy straw!), Lulemon for yoga wear (and free yoga classes!), my new favorite clothing store, Martin and Osa, the most amazing Panini, ever, at Cafe Primo, William, the very cheerful security guard and, of course, the computerized fountain.

The Americana….it’s a good thing.

2 homes in escrow - yea!  1550 Kenneth Rd. is completely remodeled.  A bit shiny for my taste, but nicely done.  This short sale has been in and out of escrow a bunch of times this year.  I guess some deals are just cursed.  Let’s hope it closes escrow this time!  It sold for $865k 2 years ago, and is now listed for $699k.  Dramatic even in today’s market!

1614 Cumberland…. wow this was a fantastic house!  Dramatic grounds, dramatic house, dramatic view!  Gossip around town says that there were several offers on this house.  I can’t wait for the final sales price to be released.

On a completely selfish note, I wanted to brag that I finally sold my triplex listing on Irving!  I’ve had this listing forever and the units had pretty significant damage.  I don’t think I’ve ever worked so hard on a listing.  Yea, me!

I just got this flyer via e-mail from my good friend, Callie.  The Glendale Historical Society is hosting a Garden Tour May 18th.  One of my all time favorite gardens - at the corner of Cleveland and Cumberland- is on the tour.  I am so going to this event!  Wanna come along?

Oiy!  This was an absolute killer weekend.  Saturday was all about my Taiko gig - my group played the Cherry Blossom Festival in Monterey Park, and Sunday was all about the open house.  We had over 75 parties walk through the doors!  Thank you, neighbors, for taking the time to stroll on over.  I look forward to meeting your friend/relative/colleague who wants to buy in our neighborhood someday!410 Brockmont

Ok, on to the report.  410 Brockmont looks like a nice house.   It is NOT on the view side, but it appears to be nicely priced.  There is a large lot, but it doesn’t look like there is any grassy yard.

Poor 920 Crestview!  They are now below the list price I set back in ‘07.  It is getting closer to a salable number - it is, after all, a killer location.  I really feel badly for the homeowners.

1422 Lake is a tough Street.  Click on the address and you’ll get a Google map for the location ( I do that for all the listings - did’ja notice?).  The agent certainly doesn’t help matters with the incredibly crappy photos on the MLS.  Dark, yellowed,  totally cluttered and catty whompus angles.  I know I harp on this subject a lot - unprofessional agents- but you should know that these yahoos are NOT the majority.  Just an incredibly annoying and visable minority (*sigh*).

Congrats to my friend, Nooshin, for selling  516 South.  That was a great bank owned deal.

1408 Ardmore is a cute Spanish Bank Owned property. Someone is gonna scoop this puppy - please call me so I can help YOU scoop it!

On the other hand, Pelanconi is a short sale still looking for a sucker buyer. Lowering the price by 10k every other week is not a good strategy, people!

Last night my Mom came over for dinner. She brought Porto’s (always a good thing, yum!) and the Hairspray DVD.  LOVE that movie!

Anywho, Saturday hubby and I attended the Grandview Children’s Center 6th Annual Gala.  Always a wonderful event, this year’s entertainment was, as always, simply amazing.  The almost all parent band, led by Ernie Gilbert and Ed Smart, did an “all movie songs” set.

I bring this up because a new member to the band, Melody Stewart, did a wonderful rendition of, “I can Hear the Bells”.  I’m sure to be singing this song all week long - so why not share the love?

I wish I could show you the Grandview Band, but this will have to do.  By the way, if you have small children and you don’t know about Grandview, you should.  E-mail me and I’ll tell you all about it!

For the second day in a row nothing is happening in Northwest Glendale. Well, today we have a pretty cool price reduction. Remember 910 Cumberland? No? How about now:

Yeah, that’s the house. Completely remodeled like house beautiful. 3354 sf. 13206 lot. It was $1,599,000. Now it is $1,349,000.

I think this is a great price…. but the market is unpredictable right now. Remember this house?

1714 Cleveland

1714 Cleveland was one of my Deal Picks and it is still available. Three offers right away, the accepted offer goes away and then boom. Nothing. Great location. Great backyard. Lots of space and rooms. $849,000. This should be sold, people!

On another Northwest Glendale note, the Pelanconi Homeowners Association is at it again. Fresh off their big win on the San Fernando Improvement Project, they are now after the apartment complex proposed for Grandview Ave. You can read about it here.

You can either see this as a case of NIMBY - ism (Not In My BackYard) or a case of homeowners defending their rights against senseless development.
