We were bound to get new listings at some point… let’s talk!1439 Columbus

1439 Columbus is a bank owned home and we are really glad to see it on the market!  This home deserves a loving, stable buyer and an end to all the weird comings and goings its had in the past.  There are only 2 pictures and both are of the front of the home.  This always makes me wonder, is the rest of the house so awful it’s best not to post pictures or is the agent just lazy?1316 Winchester

1316 Winchester is just funny.  No picture at all.  (I slurped this photo from the previous listing) No description.  The only comment the agent makes is “possible short sale”.  Since they tried to sell it late last year for $1,150,000 I’m thinking the “possible” means the agent has no idea if she will get short sale approval.

217 Cumberland Rd.217 Cumberland Rd. is on that offshoot near Central Ave.  The good part of the home is the stunning, jet liner views and authentic, un-muddled mid century details.  But the driveway is scary, the space at the top to turn around minuscule and there is almost no outdoor space, front back or sides.  If you are a quiet, private buyer who craves soul feeding views, this home could be for you. 1231 Linden

1231 Linden is back on the market.  Anyone who knows me knows that I think price per square foot is a potentially dangerously misleading number.  Still, at $286 a square you gotta wonder.  I think a smell a ****deal alert ****!!

Ah… poor 1241 Irving.   Can’t catch a break, can it?   Based on the size and the lot you’d think it was a steal!  This bank repo is priced really well, now.  The last price was $648,000.  The layout of this home is “early caveman” and the lot is almost entirely in the front, but the location is great for the price.

The move went pretty well, yesterday.  Today it is back to business!

1553 Ridgeway

Are you kidding me? 1553 Ridgeway falls out of escrow and comes back on the market at a higher price. When they went into escrow the listing agents changed the list price down from $799,000 to $775,000. When they fell out of escrow they changed the price up to $789,000. I’m willing to bet some coin that the house was in escrow for $775,000 and I’ll bet every potential buyer out there is thinking the same thing - and start negotiating down from $775k. This is why a good agent would never disclose the sales price if the deal isn’t rock solid!!! Mark this post kiddos. It will be fascinating to revisit this house when it actually sells… and closes escrow.1644 Mountain

1644 W. Mountain is a bank owned house that has lots of square footage, but isn’t a very big house. There is a huge amount of space in the second level, but that level seems more like finished basement rather than part of the house. Still, I think it is a great value and someone should scoop that baby up.

Busy Monday! Apparently, not only was I churning and burning, so was the rest of the agents in Glendale. Let’s get started.1244 Allen

1244 Allen. Oiy. What else can I say? These people bought the home 6 months ago as a fixer in an estate sale. I can only hope that didn’t plan to fix and flip because that would have been just plain stupid. The house is now remodeled, but who is going to pay $759 per square foot???!!!

1660 Pacific1660 Pacific - this is a ***DEAL ALERT** The pictures look amazing and the price is outstanding for the location and amenities. No one can get in until Wednesday. I going to see it, anyone want to come with me?1441 Columbus

1441 Columbus. This is seriously not my style, but I am sure someone loves the Grecian style columns on what was meant to be a Spanish house. I mean just because I think it is an abomination doesn’t make it so, right? (**shudder**)

Here’s another **DEAL ALERT** Wow, 2 in one post. I wonder what this means? Ok, 920 Crestview is a house that has had more “ink” on this website than any other. (click here for the postings) This house was a deal alert when I first listed and sold it and it is a deal alert now.  Seriously - $809k in this location?!  Well, it is a short sale, but I have reason to believe that this one is actually a viable deal.

560 Cumberland is also looking mighty fine.  Great location, great style and now, a great price.  It isn’t a deal alert, yet.  I have some concerns about the backyard… but it is very close and worth a look-see!

1342 Elm

1342 Elm Dr. is a bank foreclosure.  It is a little tiny house on a (relatively) great big lot!  I think, from the pictures, that the house sits way back on the lot.  The interior photos show a bright, “starter home renovation quality” interior.  This is that perfect start small and add on as life and money allow.

225 Winchester225 Winchester is an actual horse property in an actual horse area!  I speak this way because the majority of homes that have been for sale in the Glendale Rancho area haven’t had room for horses!  There are no pictures on the MLS, but I was able to find other sources ;-).  What I see is a really nice, renovated home with decent stable and tack room facilities.  If you have a horse, this is a great alternative to the pricier cousins over the Burbank border.

1515 Fairfield has been on the market for over a year.  That, my friends, is crazy.  Also located in the Glendale rancho area, this is one of many that can not accomodate a horse.  It is a perfectly nice Spanish style home, but it suffers a lot of freeway noise and the stigma of being on the market for too friggin’ long.

2001 Kenneth… oiy!  Nice Spanish style home in a prestigious location.  However almost the entire yard, including the pool is in the front.  This is weird, but not fatal - except - this house faces Kenneth Rd.  The courtyard makes this pool visually private, but I just couldn’t feel comfortable sunbathing in my little bathing suit whilst the entire city of Glendale whizzes by only 40 feet away.  This is a really aggressive price reduction, but I don’t think it is enough.  I hope I’m wrong.
