1645 Cleveland is that one story on the corner of Cleveland and Cumberland. I know that the price looks ridiculously low - this is one of those short sale “fantasy” prices. It is a fantasy because the bank will never accept that price. The agent is trying to create a multiple offer situation and pressure the bank into accepting something and approve the short sale. I can’t fault the listing agent, really, they are doing their job. However, I can caution any would be buyers - don’t buy into the fantasy!!! You will ruin your chances of recognizing a legitimate, obtainable deal when you actually see one!!

Wordpress is so cranky today that I’ll have to keep this short and sweet.

1120 Alameda is an REO listing and has a unit over the garage. Agent states that permit status is unknown. This almost always means the agent is pretty darn sure the unit is NOT permitted!

105 Kenneth is that incredibly cool Mid Century home right at the intersection of Brand and Kenneth Rd. This is a probate sale without court confirmation. This is the type of probate most like a normal sale. I’ve been drooling over house for years. Can’t wait to see the inside and report back to you guys.

Over the weekend 1428 Virginia was reported closed. Remember this house? Lovely, lovely home on a huge lot. 2653 sf for the house, 12,873 for the lot. It closed for $945,000, $4,000 less than asking, after 18 days on the market. The interior was a bit dated, but I still think the buyer got a great house for less than $360/sf.

Did anyone catch the News-Press article about the proposed redevelopment of the Albertsons?  Here’s a link to the story, in case you missed it.  The article tells us that the owners plan 105 residential units (sounds like they will be for lease) and 13,000 sf of commercial.  What do you think of the proposal?  If Albertson’s leaves the area, Jon’s will be the only game in Northwest Glendale.  Will you do all your shopping there or will you travel down the road to the big Ralph’s?

300 Parkwood Dr.

The inventory continues to get smaller - and this is a good thing! 300 Parkwood has always been one of my favorite little gems, and now someone agrees with me. Delightful ranch style homes like this are rare in Northwest Glendale and this one has a dramatic family room and pool and will make a great home for the new buyer!

853 Omar is finally sold. This is a rare short sale that actually got bank approval of the short and closed escrow. Congratulations!

New Cell Tower at 134/2 Interchange

I think the new “pine tree” at the HWY 134/2 Interchange is hilarious. In fact, where ever I see these things I laugh out loud. Don’t see what I’m giggling about? Here’s a close up:

The cell phone companies decorate their towers to look like trees and I think they do a pretty good job, too. You know the wireless industry would not do this voluntarily. These faux trees exist because of the concerned citizens who want to keep urban blight down to a minimum. I am very grateful for this particular tower. I go up and down the 2 a zillion times a day, it seems, and now I get cell reception the entire trip - using my hands free headset, of course!!

737 PalmAh, 737 Palm. It is now back on the market as a foreclosed home. I had this home listed last year (le sigh) and the market just wouldn’t pay $729k at that time. Will it pay $619k today? This block of Palm is awesome, there is great Spanish detail and the salt water pool is really pretty. I think I will call this one a Northwest Glendale ***DEAL ALERT***

This weekend I am participating in the big Taiko Concert. I admit, this is my priority at the moment. As one of my group mates said, “I have a really stressful job and I am way more stressed out by Taiko right now”. We have a few tickets available for Saturday and lots of tickets for Sunday. It takes a community to find a deal - and the Kendyl’s Open House community is rockin’!

A couple of days ago Jack pointed out a listing that was listed in a wrong zip code and we got that home added to our daily report.  Yesterday, Cherie mentioned 1563 Irving was missing and, indeed, an out of area agent had listed this fine home in the wrong MLS.  Thanks for the tips, guys!

First, let’s talk about 1563 Irving.  It has 4 bedrooms, 2 baths, 2291sf or living space and a 9900 sf lot.  In addition, there is a 3 car garage and a converted attic.  This home has been on the market for 104 days and started out at $949,000 but is now listed at $848,900.  Located right on the corner of Mountain and Irving, very close to Brand Park, this is a *** DEAL ALERT *** Too bad the sellers used an agent who doesn’t know what MLS active agents in Glendale use.  The sellers are missing exposure to a huge pool of buyers….1322 Blossom

1322 Blossom is a very cute Spanish in that odd little area near Disney’s Imagineering complex.  The remarks note a guest house in the rear that is currently rented for $800.  This is a lot of character and usefulness for a very low price. 1640 Glenwood

1640 Glenwood is pretty and clean, located close to Western Ave.  Price seems a bit high for the size and location, but there are so few homes that are perfectly clean that this one could sell anyway.  I had to have a bit of a giggle, though, when the agent boasts that this is the chance to “live in one of the finest locations in the City of Glendale”!  No mistake, this is a nice location, but, finest? Cedarhill

Finally, that lovely Mid Century home on 1520 Cedarhill has reduced it’s price by $50k.  That house is so cool.  It is authentic in every way… but it is authentic (original) in every way.  I’m afraid this is the wrong market to get top dollar for nostalgia.  I feverently hope for a buyer who appreciates what this home is!
