You know, I’ve lived in this area for pretty much my entire life. And for pretty much my entire life I’ve remarked, “isn’t this the strangest weather?” at this time of year. I woke up to a soggy world today, did you? While I don’t really want to rush into the heat… I bough the cutest warm weather clothes at the Americana. I want to pull them out!

Let’s get to it. 337 Sonora is in the equestrian part of Glendale. The lot is far too small to allow for horses, and, as I learned last year, this is a problem in the equestrian area! Still the photo shows a cute ranch style home. This is a short sale.

1441 Pacific

1441 Pacific is the super cute bungalow on the corner of Pacific and Spencer. The owners bought this in June of ‘06 and accepted the responsibility for a bad front porch. They never fixed the porch and now they are selling the home short. This house is adorable… but I think the price is still too high under these circumstances.

1553 Ridgeway - my favorite LOL house (little old lady). Finally they got a bit of a clue and reduced into the next price category. Neighborhood 1347 Pacificgossip says that there is an out of area son (or nephew?) that is calling the shots while the LOL is presumably enjoying her retirement elsewhere. I hope this is a price that does the trick. This is a great street.

1347 Pacific is a very cute Cape Cod that I thought was priced a bit high for the location and size. In escrow in just 16 days… I freely admit I got that one wrong! Score one for the cute house!

No new listings today - and that’s a good thing. Our inventory is really starting to build up.

First things first - I have a great price reduction on 1212 Bruce! At $599,000 this is a true propertunity - a property that is an opportunity. Everyone wants a low low price on a great location with a home that is in essentially good condition and this is it. Located above Glenoaks Blvd and sitting on a nice sized lot, this home just needs a cosmetic overhaul. I’ll be open this Sunday 2 - 5 PM

1241Irving is a tough sale. There is a lot of square footage, but it is a bunch of small rooms that feel disconnected. The numbers are good on this one and yet…. Well, we’ll see.

Happy Dance! 2 more homes are in escrow! Notice how both of them have few days on market? That’s the way it is right now - you either sell right away or you languish on the market for 90-120 days. 410 Brockmont seemed like a good price - and it is. Now, I said that Bellevue appeared to be priced high. There was no photo and no description when it was listed. Today there is a picture of the front and a description - it has a 400 sf guest house. Still, I am surprised that it sold right away.

2 new listings today.  2019 Chilton is a bank forclosure and my spidey senses say it is too high… but the numbers look good.  Hummn…. 1619 Ard Eevin, however, the numbers look high and my spidy senses say it is really well priced!

Disclaimer - 1619 Ard Eevin is my new listing, but here is a clear case of “price per square foot” doesn’t tell the whole story.  Ard Eevin has everything - location, condition, lot, charm.  Chilton?  Not so much.

1231 Linden is a short sale, it might be a while before it closes escrow.  And the big news is that 1714 Cleveland sold, whew!  I hear that the new buyers are a lovely family that is sure to be a great addition to our neighborhood.  Congratulations!

After a flurry of activity, it looks like things are in a lull. Funny, because this is such a busy time for me! I’m complaining, though.

1258 Idlewood Rd. is back in escrow. Whew! At such a great price I was surprised it didn’t stay in escrow the first time. However, the house needed a lot of work, so perhaps the first buyer didn’t understand what they were getting into?

215 Raymond finally sold. Actually, I shouldn’t say “finally”. The agents did a great job of reacting to 2 aggressively priced foreclosure/bank owned properties in that market and got the deal done. The lesson, here, is that normal sales can be as good a deal as distressed properties.

I have 2 great open houses this weekend, 1017 Howard on Saturday, 2-5 PM and 611 Olmsted on Sunday 2-5 PM

On a small house keeping note, I just figured out that not all comments classified as spam is, in fact, spam. If you have commented on this blog and I didn’t respond…. sorry! I got a handle on it now!

I have 2 entries in my own chart today! Whoo-hoo!

611 Olmsted is one I’ve mentioned before. This 2 story Georgian Colonial is an impressive and gracious house. You can click on the flyer in the right sidebar of this blog. We will be open for the Broker’s Caravan tomorrow from 10 - 2. You are officially invited to come and check it out (I’ll also be open Sunday). Visit me, the house and have a fresh baked cookie!

1526 Cleveland is still struggling to find a buyer. Great block, decent house but still high in the price. 1900 Ransom is that very cool Mid Century home with the view. It is a great house, but compared to the house on Cumberland Terr. it is still way over priced.

1332 E. Winchester is back in escrow. Again. Let’s hope this buyer sticks.

Finally, 1114 Norton is in escrow (my listing). We had 2 offers on this well maintained house on a large lot within 3 days. The seller picked one and I sure hope we picked the right one! Well, if these people don’t perform, we have a huge list of people who missed out and want to know the moment there might be a second chance. This just confirms my belief that there are a lot of buyers out there but they are waiting for a really good value.

On a side note, I have a great listing that is out of the neighborhood, but worth knowing about.

1017 Howard

1017 Howard is in the Rossmoyne area of Glendale. Not only is this house super tasty, it has huge amounts of space! I will hold this open on Wednesday for the brokers and Saturday for the public.
