Today is Sunday and I am killing a bit of time before my open house on Norton.

First things first, though. A bit on the daily real estate activity report. I don’t have access to my pretty chart making tools at this computer, so let me just tell you what went on over ther weekend. Nothing. Well, a few old listings were “repositioned” - Realtor speak for price reduced, or re-listed as new or back on the market altogether. But no real activity to speak about.

I am dishearted to see really how many deals are falling apart during escrow - and some are listed by very skilled and seasoned agents! The take away, here, is that you should take nothing for granted. Which leads to my next topic…

Why would an agent hold open a home that is already in escrow? I do this all the time. Twice in the last 2 weeks, in fact. The line I always use at the open house is, “these are uncertain times!”. My goal is to see if there is any interest from buyers in making a back up offer. This means that the 2nd buyer would automatically become the primary buyer if the first buyer backs out. The benefit to the 2nd buyer is that if both themselves and the first buyer thought this home was an outstanding value, others will, as well. If that is the case, if the property went back on the open market the 2nd buyer does not risk losing the home or paying more due to the competition of others.  Does this happen?  Beleive it or not, YES! 

The second reason is to build my business. Truth be told, this is always my reason for doing open homes. Open House is a great time to see what opportunities are available to connect people with homes.

Whew! It has been a whirlwind week with the debut of my new listing on Norton. Can you believe we already have 2 offers? Yep, and my sellers accepted an offer last night. How cool is that?

On to the daily report. 1370 Thompson is such old news it really isn’t funny. This is the absolute definition of chasing the market down. They started high, stayed there too long and made small, anemic reductions. If they had gone to $699,000 in the beginning I bet they would be sold and on to their next opportunity by now!

Speaking of chasing the market down, the poor sellers (as in I have pity for their plight, not monetary poor….) at 920 Crestview are down to $879,000. Alas, this was an exciting price when I had it on the market back in fall of ‘07, but now? At least someone has moved in and the house doesn’t feel so sad and rejected.

1549 Bel Aire is located on the up side of the street, close to Grandview. The lot for this home is wicked deep. I think it is something like 300 feet deep. The house is nicely remodeled, but the floor plan is a bit odd.

I’ve reported on Ben Lomond before - this is the LOL house (little old lady) with the really nice lot. This is now a solid sale and I should be able to report the sales price very soon!

This weekend should be spectacular! There is really nothing better than spring in Glendale (ok, ok. I admit spring in Paris is darn fine, but Paris is NOT my home!). My Mom just went to the new Chinese Garden at the Huntington Library and she reports that it is amazing. Descanso Garden is also in peak condition right now. As for me, I will probably use my day off to dig around in my garden. Whatever you are doing, enjoy!

Today I have exactly nothing to report.  Thursday must have been the collective day off for every Realtor in town, because there are no new listings, sales or even price reductions!  Wild, isn’t it?

Sunday I am holding my “crown jewel” listing open.  This is the exciting house at 707 Estelle.  If you click on the address, you will see a property information sheet.   I will be there from 1PM to 4PM.  Come on by!  (And buy… ;-))

Northwest Glendale Real Estate Hotsheet

After a wild first day of showings on my Kenneth Road listing I was a little surpised to see very little activity on the hotsheet today. Here’s your chart:

I am so glad to see this one back in escrow.  The homeowner had a bad experience a few months ago with an escrow that didn’t work out.  I thought the homeowner was incredibly gracious in a difficult situation and I hope that this escrow works out far better.  (No, i didn’t represent the buyer who backed out.  I just try to stay on top of this stuff)

I am feeling quite peckish today, with the start of a cold coming on, so today’s post is short.  I will be whole and well tomorrow, though!  I’d love to see you at my Broker’s Open for Kenneth Rd.  It’s from 10 - 2 and I’ll have sandwiches!

Ah, the sweet smell of a lovely Friday morning! At least, for those of you with corporate jobs, this means something. To me, a lifetime Realtor, not so much. I’ll just revel in the vicarious anticipation of the end of your work week.

A new listing, yea!  1345 Cleveland is a lovely home that the owner just did a complete remodel and add on last year or so.  I’ve only seen the front entry, but it looks lovely!  But the price… ai yah!  (this is a Chinese expression that means almost anything. In this case it is like a Jewish “oiy vay” or an American “sheesh” or “yikes”).  I hope the quality is even better than I hope for.

Thompson has been around forever, but the price seems reasonable at this point.  Crestview… ah, Crestview.  Remember,  way back when I started this blog, I told you a little of my saga with this home?  The new owners are certainly getting serious about selling, now.
