Glenoaks Canyon is a box canyon that favors a kid-centric lifestyle and/or anyone who loves a “walk the dogs at twilight” sort of neighborhood. This canyon starts at Glenoaks and Harvard and goes all the way back and up to the School Canyon Public Golf Course. For this report, I also include the Woodbury and Glenmore Canyon areas.
Lowest Priced Sale in 2008
429 Canyon was just a nice, normal sale. Sold in August for $465,000, This is a 3/1 in 1220 sf of living space on a 7253 lot.
Agent Remarks: Price reduced. Character Spanish home completely refurbished and in absolute move-in condition. The home has two bedrooms, one bath, large living room with fireplace and built-in cabinets, dining room with built-in buffet, spacious kitchen with all new appliances, and bonus room for an office or extra bedroom. My Remarks: These sellers listen to their smart agent and reduced their price every 3 weeks until sold (they started at $595,000). Pictures show a charming bungalow interior with lots of built-ins, nearly blinding white walls and clean kitchen and bath. The backyard is completely concrete with a very odd industrial style stair case leading to the upper terrace.
Most Expensive Sale 2008
2471 Sleepy Hollow is a newer construction home with 5/5 in 4500 sf of living space on a 40,445 lot, lots of it flat and usable.

My Remarks: God and the general agent population may strike me dead for saying this, but it is my opinion and I’m sticking to it. This is an execu-box fit for the finest neighborhoods in Irvine, Stevenson Ranch or Stepford Community of your choice. It has every amenity every showcased in Frontgate Magazine and anyone who lives here is surely covered in six different kinds of glory.
2008 Real Estate Review

I would love to do the happy dance over a mere 4% price drop, but I have some analysis to lay on you. Do you see how the time to sell went way up and the number of homes that sold went way down? This is good news… and bad.
The good news is that Glenoaks Canyon homeowners are choosing to stay put rather than sell at a low price. In general, people are not “distressed”.
The bad news is that longer marketing times really hurt the few that truly need to sell. Also, Sleepy Hollow is a major whopper of a sale for the area. I’m afraid this one home skewed the averages because the sample was so small.
