I saw this title on an article…
as I was perusing my morning news today. It made me think, I write about smokin’ hot deals all the time- does anyone know what I mean?

When it comes to residential real estate, a great deal is really in the eyes of the beholder. A cute 4 bedroom Spanish with a big yard located across the street from an elementary school is ideal for a young family, but the virile playboy would shudder in horror.
So, how do you spot a great Glendale deal? Ultimately you have to know what a great deal is for you, as an individual.
Know your priorities
What do you want from this house? Here are the most common things I hear from my buyers:
- Convenience. Move in condition, close to “life” and work, great storage
- Investment. A home that will hold it’s value or even increase with some work
- Personal. A home that fulfills purely personal desire- aesthetics, prestige, specific space like studio or guest house or specific schools.
- Fulfillment. A home that reflects your accomplishments in life
They are all important…
But everyone has a unique way of assessing their priorities. That is why a home, priced low by the “comps”, is a screaming deal to some and a horrific train wreck to others.
Great! Now what?
Ask yourself, if I were to buy a home today, what would I want from that home? Once that basic question is answered, do the following:
- Figure out your budget- I know this sounds like too much work for a casual looker, but the internet has great tools and deals are easier to spot if they relate to you.
- Create an automatic listing search- the system sends you listings in your area and price range automatically. This is a great way to passively stay in touch with the market
- Follow me on twitter, Facebook and, of course, this blog. I post great deals and “coming soon” listings all the time.
After a very short while, deals will just scream out to you. You’ll start saying, “That might be a good deal to some, but I wouldn’t pay two dollars for it!”
Go Forth and Buy…
Or not. Residential is highly personal and you should buy if the time is right for you. But, if it is the time for you, you can buy with confidence.
That way, when Great Aunt Millicent says, “You paid too much for that shack!”, you can smile and ignore her. You know a great deal and you know she is full of….
