On the new listing, I got nothing to say.  There no pictures, no witty text describing why I should care about this house, nothing.  Oh, except that the agent notes it is a short sale.  Great sales job, ace! (Grrrr, these hacks really need to leave it to the professionals)

1131 Norton - this is a painful one for me.  I lost this listing because I told the truth about the price.  They go with the sweet talking agent, whom I hope had good intentions, and now they are below the price I suggested.  Again, grrr.  But I truly wish them well.  This is a good house at this price!  Take another look if you’re in the market.

1410 Pacific- I TOLD you guys this was a deal!!!  Some lucky buyer scooped this sweet house and they should feel very good about it.  Congrats!

So, on to the goss.  I sold Kenneth Road today.  For lots more than the asking.  While I was deathly ill with that nasty flu that’s going around.

The seller’s game plan was to price it low and try for multiple offers.  We got an offer right away for list and the seller refused to take it.  The agent begged for a counter and my seller decided to give them one - and they surprised us by taking it!  Everyone is happy, except, perhaps the buyers who didn’t get in on the action.  Judging from the response at broker’s open, I think there are quite a few of them out there.  Sorry.

Would the seller have gotten more if they had held out?  Maybe.  Or, would we have gone for a week and wound up with no more or even less?  Maybe.  There is no way to know for sure.  The sellers got exactly what they wanted, and that is all that matters.

Some agents think that the market place is a forum in which to create and perpetuate their reputation.   I think my job is to get the seller what they want.  It’s an odd stance for someone as slavishly hungry for people to like me as I am, but, it’s my standard - and I’m sticking to it.
