Two new escrows AND a closing, woo hoo!!!! Let’s get to it, shall we? 1225 Thompson claims that it is new construction. There is no picture (why, oh why, do agents continue to do this?!) so I can’t comment, but I will certainly tell you if this is puffery. This had better be good, because this is a pretty high price for that block.
1312 Allen was that dark, tobacco colored home, just off the alley. It is a bank foreclosure. Seems like a pretty good deal. 1144 Allen is not a distress sale of any sort. It is a house with a guest house.
Finally, drumroll, please, there is the sole closing of the week - 707 Estelle! This is my listing (blushes modestly) and we are so glad that the new buyers are happy in their new home! Why, you ask, is the sale price higher than the list price? It is because the buyer had been shopping for quite a while and they knew a good deal when they saw it. We had just done an aggressive price reduction and the buyers knew that if they didn’t snatch the house up, it could sell to someone else. They did the right thing. I had a steady stream of calls on this house right up to the day it closed escrow.
For those of you so inclined, I wish you a blessed Easter Sunday! May you enjoy family, friends, the phenomenal weather.
