Did you manage to stay cool this weekend?  Yikes!  It was beautiful, but hot!

The new listing for today is 314 Kempton.  This probate is destined for a fall.  Court confirmation is required, there is no yard because it sits on a big slope and it looks tired and sad.  At $547 per sqft, this is no bargain - even with the spectacular city view!

571 W. Dryden falls within my usual rant of what not to do in this market.  Crappy pictures (2 identical pictures of the front, whee!), little or no descriptive text, $16k price reduction.  At least reduce into the next price category - in this case $550k!

Now, let’s compare and contrast with 1408 Ardmore.  Still only 2 pictures, so not much better there, but the price is great, location is great and the text tells me why I should care.  It is little wonder that this is in escrow in just 17 days while these other homes languish in the dust.
