Before we get to the report, I have to tell you about 1839 Ransom Rd. This is the new listing that I mentioned was a great price. Dudes! This is a great houseFrontpool/view and a total **DEAL ALERT** Here’s a couple of pictures I nabbed from the MLS

The views are really good. Not stunning, but very nice. It’s a deal because it has a very rare combo of view, large flat and usable lot, pool, great floorplan on one level and total privacy. Wow. At $1,099,000 it will go fast.

Ok, back to our regularly scheduled program. 1655 Cleveland Rd. was on the market in ‘06 for $1.6 mill and went no where. At $1.325 million I think it will go, again, no where.

1721 Idlewood is already in escrow?! They reduced their price just yesterday! Well, folks, when it’s a good deal it’s gone.

1400 Birch is a really lovely house and it sold to some lucky buyers. The price per square foot is pretty high for today’s market, but the quality was also very high. Congratulations to the new homeowners! You’ll love it there.

On a market note, you all should know that the real estate landscape is very unstable right now. Even seasoned professionals, like myself ;-) are having a very difficult time delivering flawless results. The buyers, sellers and especially the lenders are behaving in unpredicable and sometimes inexplicable ways. The only constant is if a motivated buyer is buying a home from a motivated seller, everything will work out. It might be a bumpy ride, but it will work out.

Now is not the time to work with your neighbor/friend/cousin twice removed if they are not a seasoned residential
professional. This is a huge investment. Don’t leave things to chance.
