In Glendale, the Home Sales Trends Improve

Today is Solds Monday!  Here is an accounting of all the homes reported sold last week in the MLS in Glendale and Above the 134.

I notice two things with today’s report of solds.  First, there is a steady trend toward a few more sold this week than last.  Second, I see a steady trend toward a widening gap between sales price and list price .  The delta is still well within the 10% I expect to see (so don’t think you can offer 30% and 40% off the list price and expect to get the house), but, still, there is a trend.

I think this is actually quite positive.  In the dead of August the only deals that happened were the super dooper awesome deals.  These homes were priced really well and savvy buyers scooped them.  Now, however, more “normal” buyers are coming back and making offers on decent homes – and market forces are at play.

First up is the REO on Montrose Ave.  This was a great buy for an investor.  The agents comments cracked me up “located close to the freeway for easy travel in either direction”.  That’s funny because it was practically ON the freeway!

2542 Olive had an added bedroom/bathroom and guest house, all without permit.  This was a “normal” sale.  Olive is a quiet, alley-like street high up and off of Briggs.

737 Palm.  Ah, Palm.  I really thought this house was a reasonable deal when I had it listed at $679k.  In fact, if the sellers could have, I would have sold it a few times over just under $650k.  But the owed too much to the bank, it went to foreclosure and a lucky buyer scooped it for only $600k.  Congratulations!  I hope the new buyer is nice, because some of my favorite people live on this block.

4635 Ocean View was an REO.  This is located in the Sagebrush area of LCF.

1854 Tamerlane sold quickly and a little over asking.  It is a very sweet home on a quiet street.  At $382/sf, I think it is safe to say the buyer got a nice buy.

1528 Moreno is just off of Royal in the Rossmoyne area.  This LOL house has a pool and outrageous teal colored appliances from the 1950’s.  The home is a classic fixer and some buyer just found a way to get itno a very prestigious area for relatively little money.  Bravo!

5012 Princess Anne is on one of the prettiest streets in that area.  The value is in the lot, but the cool Mid Century house is neat.  I doubt it will survive, though.
