Whew, it’s been a busy busy week here in Glendale and Above the 134!  12 new listings, 4 of them are foreclosures and one is a probate.  Let’s get to it, shall we?

First up is 612 Kimlin, an REO  near the 2 freeway over pass, just off Chevy Chase.  This flat topped Spanish looks like a great deal on paper, white noise from the freeway, not withstanding.  I’ll bet there are multiple offers on this one.

3018 Manhattan is also REO and is a large home on a small lot.  There is full basement with a bedroom in it.  (permitted?  It doesn’t say).  The agent is claiming that the bank is offering “Express Path Financing” that offers no money down.  I’m thinking the banks have learned nothing.

920 Verdugo Cirlce is a probate that requires court confirmation.  This means, among other things, that you must make your offer with absolutely no contingencies – no financing, no inspection, no nada.

5226 Maryland is just a regular sale (funny/sad how that is a very relevant comment to make these days), but is none the less a great deal on paper.  I think the large lot is mostly in the front and to the side, but it looks bucolic and tranquil.

1409 Idlewood is an REO and looks ridiculously priced.  All offer were due on Sept 22 and I would love to know how many offers they get.  I will, of course, tell you the price the instant it closes!

1933 Los Encinos is another REO.  This is the first street of homes in the CVHS area.

2120 Countryman is in the Glendale school system, but with a La Canada address.  This area of La Canada is called the Sagebrush area.  This is a trust sale and the home has never been on the market.  It has a plesant, vaugly mid-century appeal and a very nice yard.  I think it is well priced.

4588 Viro has a new agent and a new price.  This is in the Rancho area and the photos make the yard look enormous.

2554 Panarama is a fantastic opportunity for a builder/developer or just someone with a hankering for space.  Legally 2 separate lots, the value in this is certainly the land, but the house is pretty cute.  Located just off Briggs, this home belongs to the coveted Mountain Elementary.

1830 Earlmont.  Wow, I never thought these people would sell.  This home is perfect in every way.  Floorplan, finishes, amenities and yard – too beautiful to list out how and why.  If you are in the market in this price range at all – call me.  You NEED to see this house.
