I admit it. I got a little behind in my reporting… so this chart brings us current to today.
1347 Pacific is just below Olmsted. Looks very charming from the picture, doesn’t it? Still, that is a lot of money to fork over for a small home on a very busy street that still needs a remodel!
1621 Arbor, amazingly, is a fix and flip. It sold June of ‘07 for 1.2 million. Judging from the pictures, it looks like they put in a ton of money to shiney it up. Shiney. Was this a wise move when anything over a million in our area is really struggling? We shall keep track and see.
1619 Ard Eevin is in escrow! This is the second home in a couple of weeks that I sold in just a few days. How did I do that? I am truly blessed to work with homeowners that can and will act on all of my advice. They understand the need to present an outstanding value to today’s buyer and they worked hard to present their homes in the best possible light. They listened to my (sobering) news on price and chose a strategy that worked for their situation.
The credit goes as much to my homeowners as it does to me. I am amazed at how common it is for a homeowner to sign a contract to pay an agent tens of thousands of dollars - a contract that buys the agents knowledge and experience- and then proceed to completely ignore the agent’s advice. That’s just crazy.
