918 Alma is puzzling.  It is a short sale, meaning the owner is trying to stave off foreclosure, a somewhat time sensitive event.  However, the owner is not allowing anyone to see inside the house.  There is a story, here, for sure.

825 Patterson is down over $100k.  This is also a short sale… and no photo or description of the home.  Again, what is the real motiviation here?

1640 Glenwood is continuing it steady march downward.  This time, 8 days after the last adjustment, the price went down by $14k.  This house is crisp and clean.

1230 Irving is looking more like a deal, now.  3 bed house with a new guest house and the agent states it is all with permit!  This should also mean that the garage is still a garage.

3 new sales is very good news after several days of very little activity.  I hope all of your escrows close smoothly!

1410 Birch was a really sweet home!  I thought it was priced well at the list price, and I see it has closed at $632k.  Wow.

Our inventory in Northwest Glendale is WAY down.  Last quarter we were quite steady at 60-68 homes on the market.  Today we have just 44 homes.  Seasonally, it is natural for the inventory to lighten up, but I still see this as great news for our market.

I’d say about 25% of short sales we stumbled on seemed to be off limits to “outsiders”. My agent tells me that these are sellers who are trying to buy the house back at a much lower cost through a close relative. This is the reverse of another situations where the relative who doesn’t care about his own credit buys the house at a steep price (with very little or no down) and stops the payments a couple of months later. The seller than gives him 50 to 100 grand under the table. This can’t take place anymore since the easy loans are gone; thank goodness for that.

Cherie – I LOVE that house! And, funny thing, I coulda swore I commented on it, but I can’t find any entry (le sigh – Mad Cow Disease) The word amongst the agents is that the price is too high. I happen to disagree because that house is so emotional and detail oriented it is sick – and I mean that in a good way
