Good Morning! Today we have light activity - let’s get to it!
2051 W. Mountain - you know the house. It is the big English Tudor half way between Brand Park and Burbank. Isn’t that a nice picture of the front lawn? The list price is “value ranged” between $1,500,000 and $1,700,876. This means the owner will entertain offers within this range. Yikes. If 910 Cumberland just barely went into escrow listed at $1,350,000 what chance does this house have? Well, if there is anyone out there who is dying to have a home with a tennis court maybe they have a chance.
1334 Ruberta was a short sale and one of the very few that actually closed escrow. I heard from an industry person (as in the lending industry) that fewer than 20 percent of the short sales will actually get bank approval and close. Astonishing!!! Maybe I will go back into the stats and see how many closings this year are short sales.
