As I study these price reductions and ponder the opportunities, I am reminded of a rant that I recently read on another blog.

A member of the public was agitated by the spate of price reductions happening in his area and was spewing vitriol at the Realtor population for causing housing prices to fall.  Causing.  Like this is what we do everyday, wake up and think, “Gee - how can I destroy the American economy today?”

His premise - Realtors are so blindly motivated to get their commissions that they convince (I think he meant to say force) the clients to lower their prices to ridiculous levels in order to make a quick sale.

Now, most people will understand that this guy has a one way ticket on the crazy train, but have you ever wondered what motivates a Realtor’s advice on price?

I can only speak for myself, but I am only motivated by the client’s goals.  One person might want a quick sale with maximum control over the escrow terms.  Another may want to start high and negotiate down on the price.  Another may need to net a certain amount from the sale.

My job is is to find out as much as I can about why the client wants what they want, and craft a pricing strategy to suit.   Sometimes that means I get a quick sale and sometimes it takes a while.  Either way is fine, for me,  because I am after the long term referral business, not the immediate sale.

So, next time you see a house and think, “why did Kendyl price it so low/high? “, know that it isn’t me.  It’s the market.
