The Rossmoyne area is located west of Brand and extends into the hills up to Rimcrest and Kildonon and includes the recently designated Historic District of Royal Canyon. While most people think of storybook English Tudor and Spanish homes, the hills have some of the most dramatic view homes and also a few of the most architecturally significant homes in Glendale.

The Least Expensive Sale 2008

921-geneva470 Geneva sold in November for $470,000. It has 3/1 in 1451 SF of living space on a 7000 sf lot. Not a distress sale.

Agent Remarks: Here’s your chance to move into the prime Rossmoyne area north of Glenoaks for under $500,000. This one-story Tudor home has three bedrooms, one bathroom, a spacious living room, formal dining room, and 1,451 sq. ft. of living space. It is a heavy fixer and is being sold in its current condition. Other features include a breakfast room with built-in cabinets, a laundry room, and hardwood floors presently covered by carpets. The beautifully shaded, flat lot is 7,000 sq. ft. It is located a short distance from the new Americana at Brand shopping and entertainment center.

My Remarks: This sold in just 4 days in one of the funnest spittin’ matches I’ve seen in a while. Agents were falling all over themselves to make huge offers, despite the admonishments of the listing agent – she told them it was in poor condition! In the end, it sold for just what the agent thought, and I think everyone got a fair deal.

Most Expensive Sale 2008

1840-deermont11840 Deermont sold in May for $1,800,000.  It has 4/3.5 in 3676 sf of living space and 13,400 sf of lot.  The yard is serviceable, concrete with a cute (read *small*) pool

Agent Remarks: Magnificent contemporary home. The ultimate in modern sophistication & easy California living. Updated top to bottom, professionally decorated. Soothing, earthy color palette. Impressive double door entry, enormous greatroom under high ceilings w/ distinct entertaining & living areas. Gorgeous kitchen, custom cabinetry, granite counters, ctr island w/ vegetable sink, Viking appliances, large family dining area. Service area for office or maid’s suite. Spacious bedrooms w/ large dressing areas plus master plus w/ sumptuous bath. Double vanity, jetted tub, separate glass-walled shower & discreet water closet. Views from every room – sweeping skyline vistas, mountain, valley & pool views. Lrg pool deck with easy indoor/outdoor access from multiple points in the house. Towering rock outcrop behind pool is a dramatic focal point.

My Remarks: This is hip, 60’s Modern that was modernized.  It would be completely at home in the Hollywood Hills.  The city views are absolutely jet-liner stunning.  This is one sexy pad, baby.

No, I did not make a mistake with the under 1500sf homes statistics, don’t go doing a happy dance just yet, little chitlin’.   There were only 3 sales under 1500 sf in 2007 – not exactly a statistically significant number, y’know?  All this tells us is that Rossmoyne homes are generally larger, but that’s about it.

A better story is the paltry 10% drop for the general inventory, this means luxury homes did well in 2008!  (and the rich keep getting richer…)
