Chevy Chase Canyon is that bucolic, nature centric place catering to hill hugging homes and a lovely sense of tranquility and privacy.  This through canyon starts at the base of College hills where Chevy Chase and Glenoaks meet and continues straight through to La Canada Flintridge and the Rose Bowl.

The Lowest Priced Sale

504 Solway sold for $535,000 in November.  This was not a distress sale of any kind!!  It is 3/1 with 1148 sf living space and 20, 009 sf lot, mostly on an up-sloping lot.

My Remarks: This is sweet home, well maintained and updated. There is very little flat yard, however, and some may dislike the large up-slope behind the house. OF course, if this situation makes you queasy, you shouldn’t be looking in the hills/canyons to begin with.

1562 Arundle is located way up near the tippy top of the Country Club area.  It is a newer construction, 4/4.5 in 3775 SF on a 20,620 sf lot.  As hillside lots go, this one has a fair bit of flat, green space.

My remarks:  Well, I’m not a big fan of “new”, but this builder owned home has a lot of architectural detail and tasteful appointments.  This home really emphasized quality over ridiculous quantities of space, and I respect that.

2008 Real Estate Review

Congratulations to Chevy Chase Canyon!  The prices here have really held up, even through the disastrous 4th quarter.

It is taking a LOT longer to sell, however, so beware.  This can mean that price drops are in your near future.
