This must be the week that everyone in the Real Estate industry comes back out of their hidey holes to play. Come on, people! The sun is shining, the holidays - American and Armenian- are seriously over and the buyers are starting to look for new places to live. I had a fantastic open house on Sunday, so let’s get to it!
Here is the update for the weekend:

Ruberta is Mr. Potter’s old residence. This buyers bought it 18 months ago, remodeled it, added to it and are now selling. They paid $766,000 at the height of the market, completely remodeled it and added lots of space. I smell a deal, here!
1352 Idlewood has been on the market 3 or 4 times in the last few years and it never sells. Unique floor plan (read “strange”) and small, not very usable backyard make this one a hard sale. Add to that an ambitious price and sub standard commission - well, you add it up. Note to home sellers… real estate agents are just like anybody else. We are motivated, or unmotivated, by the compensation offered to work on a project. The lower the compensation, the lower the incentive to try and sell your home.
1900 Ransom Rd. has so many wonderful and unique features, I think it can live up to it’s asking price. It is a true MidCentury Modern - as opposed to most who claim the title but merely pretend. It is a pristine restoration, the floor plan is outstanding and it has a pool with lots of yard facing jet liner views. (No, I don’t mean you see jet liners, silly. I mean you see views like you are on a jet liner). Brad Pitt - are you reading my blog? You need to call me for an appointment to see this home.
2044 Glenwood reduced it’s price, but not enough, I fear. This is a cautionary tale for those who want to fix and flip! Purchased for $490,000 last year, you would think that there is plenty of room for profit. But after adding 600 sf and remodeling everything possible I would bet they are into it for $100,000 (and that’s only if they have connections. Retail prices for that kind of work are far higher). After carrying costs for a year and the cost of buying and selling, these people are lucky to make anything at all.

Fascinating analysis Kendyl. I think you’re managing to point out so many pitfalls in a short paragraph for each property.
