<p>My regulars know that I have been playing &#8220;What&#8217;s my Price&#8221; on this cute Glendale home for sale.</p>
<p>In the original post I told you all <a title="What’s My Price?" href="http://www.kendylsopenhouse.com/how-to/whats-my-price/">how to set a home&#8217;s price</a>, and I shared all of the specific information I used for this <a href="http://www.kendylsopenhouse.com/our-communities/northwest-glendale/">Northwest Glendale home.</a></p>
<p>You all took a survey and I posted the results: 42%  felt the sales price would be between $675,000 and $700,000.</p>
<p>The sellers and I sat down with the results and the information and chose a pricing strategy designed to overcome the buyer&#8217;s fear of a short sale.  We also wanted the potential buyer to focus on the amazing backyard and prime location and less on the condition of the home.</p>
<p>The sellers chose an <a href="http://www.kendylsopenhouse.com/open-houses/1446-cleveland-is-listed-for/">event price strategy</a>- $599,000, and I immediately started helping buyers and agents understand our strategy and the facts we used to establish value.</p>
<h3>Did it sell?</h3>
<p>It was a whirlwind 10 days.  While I knew that 1446 Cleveland was a very desirable home, even I was surprised by how popular the home became!  We received offers almost immediately, with entreaties to stop marketing the home and accept the offer right away.</p>
<p>Event pricing is becoming a more common price strategy.  Here are some of the best practices that I observe in great buyer&#8217;s agents:</p>
<ol>
<li>Call the listing agent to find out the ideal scenario for the seller</li>
<li>Give the listing agent a brief statement that tells why their buyer is best suited to that scenario (NOT, &#8220;my buyer is well qualified&#8221;.  That is a given)</li>
<li>Find out what the listing agent will and will not do and when</li>
<li>Follow up with the listing agent to see if there are any changes</li>
</ol>
<h3>That&#8217;s nice.  Did it sell?!</h3>
<p>Opps, sorry.  I was distracted.  Yes!  In the end we received 10 offers, a few below list, many within $5k of list and a few were a lot higher than list.</p>
<p>The buyers that came in with the higher offers were all very motivated and knowledgable about recent sales in the area.  They understood the value this house represented to them and they made offers accordingly.</p>
<p>The terrible truth is that one buyer is really happy and several more very disappointed.</p>
<h3>But wait! You didn&#8217;t tell me how much!</h3>
<p>I really can&#8217;t do that until we close escrow. If everything goes well we will close escrow in about three to four months- but a lot can change in that time period.</p>

<p>In all honesty I really think the absolute is &#8220;Best in Show&#8221; 1446 Cleveland (disclosure- this is my own listing).  This <a href="http://www.kendylsopenhouse.com/idx/mls-12157579-">charming English Style </a>Home features high peaked roof, remodeled baths, lots of room in both house and yard, pool, lawn- it is a sweet house.  It is offered as a short sale for $599,000, and I already have a few offers.  It is likely that this will be your only chance to see it!</p>
<p>Another great choice is 3457 Downing in the heart of Sparr Heights.  Located moments from the lovely Montrose Shopping Village, this is a <a href="http://www.kendylsopenhouse.com/idx/mls-11560845-">home with a high walk score</a> and should be at the top of every buyer&#8217;s &#8220;To See&#8221; list.</p>
<p>If you are looking for a <a href="http://www.kendylsopenhouse.com/idx/mls-22157771-">home with La Cañada schools</a>, I think the best value is 5259 Gould.  This home is a blank canvas waiting your personal touch and the yard is huge.  It is listed for $799,000 but I think it will sell for more.</p>
<p>The weather should be particularly fine this Sunday- if you are out and about I would LOVE to see you at my open house at 1446 Cleveland!  I will be there both Saturday AND Sunday from 2 &#8211; 5 PM for your viewing pleasure.</p></blockquote>

<p>Let&#8217;s start with food (my favorite).  Just a short distance away is <a title="A New Zankou in Northwest Glendale" href="http://www.kendylsopenhouse.com/central-glendale/northwest-glendale/a-new-zankou-in-northwest-glendale/">Sidewalk Cafe</a> and Zanku Chicken.  This casual dining establishment features cafe fair and coffee drinks in an open and inviting atmosphere.  There are lovely patios outside and the famed Zanku Chicken has a counter right inside the restaurant.</p>
<p>Just around the corner is Cafe Ramos- casual Mexican food and a Glendale institution.</p>
<p>I used to live just one block from this house and I frequently walked over to Kenneth Village. Tremona Cafe is the quintessential neighborhood coffee cafe  and the French Bakery serves up stupid good pastries and cookies.</p>
<p><a title="Day 13- Lunch at Cafe Bravo!" href="http://www.kendylsopenhouse.com/central-glendale/northwest-glendale/day-13-lunch-at-cafe-bravo/">Cafe Bravo</a> is also nearby.  I often call this place the best fast food known to mankind.  An exaggeration?  You should try it for yourself.</p>
<p>Groceries are a unique opportunity, as this home is very close to <a title="Can’t Miss Groceries In and Around Glendale" href="http://www.kendylsopenhouse.com/central-glendale/northwest-glendale/cant-miss-groceries-in-and-around-glendale/">Jon&#8217;s</a> on Glenoaks and Trader Joe&#8217;s on Alameda.  If you simply must have Starbucks there is one next to Jon&#8217;s.</p>
<p>Recreation is, of course, at <a title="History of Glendale’s Brand Park" href="http://www.kendylsopenhouse.com/central-glendale/northwest-glendale/history-of-glendales-brand-park/">Brand Park</a>.  Huge grassy fields for soccer practice, some of the best play structures in town, the Brand Library, the Tea House, Doctor&#8217;s House and <a title="Hiking in Brand Park, Glendale" href="http://www.kendylsopenhouse.com/central-glendale/northwest-glendale/hiking-in-brand-park-glendale/">fantastic hiking</a> offer endless weekends of things to do.</p>
<p>Come by my open house this Sunday and then take a bit to check out the wonderful lifestyle of Northwest Glendale.  You will find that we offer a simple and comfortable lifestyle- just like living at 1110 Highland Ave.</p>
