Part of an ongoing video series where Glendale real estate agent Kendyl Young answers a home seller’s frequently asked questions.

Someone told me that it was fall, but I told them that were lying.  No tootin’ way it is fall when the temps are above 100!  However, I’ve heard a rumor that fall will make a brief appearance this weekend- which will make this Sunday’s Open Houses a pleasant respite.

So- where will you go?  If you are in the mood for the lovelies (and who doesn’t love a beauooootiful house?) I can’t get enough of  4168 Dover in the Flintridge Hills.  This is local developer Jay Johnson’s idea of a La Cañada post and beam modern and I LOVE it.  If the Lotto struck today I would be hard pressed between this one and the other PB Modern on Domal.  Too bad I don’t actually play! (Bwahahahaha).

Further into the foothills the clear choice is 3300 Henrietta.  This cute home is crisp and clean (with no caffine) and for $499,000, well above Foothill in La Crescenta- it is a bloody steal.  See it now, because if you snooze you lose.

Moving down the hill takes us the Jewel City- Glendale, where this redone 2 story Craftsman home awaits your visit.  This home is located on the part of Spencer that is west of Pacific.  Wow-I saw this last year while I was making my rounds of the neighborhood- this sucker was a dead ringer for a haunted house.  (Get it?  Dead Ringer? Halloween?)  Today it is all spiffed up, remodeled and landscaped and I think they did a bang up job.  Added bonus- there are killer views of the Downtown Glendale buildings from upstairs.

There is a long list of homes open this weekend, so sharpen up your pencils (or, pixels, as it were) and let’s dive into the best bets for this weekend.

I continue to be a big fan of the home on 3820 Domal.  This La Cañada contemporary post and beam view home has a feudal Japanese flair,  and I am pretty surprised that it is still on the market.  Clearly this is a home for a special someone.  3109 Buckingham wins my award for magical private hideaway.   Situated in the Chevy Chase Canyon area of Glendale with house, guest house and huge lot.  Each home is like a vacation home with complete privacy, views and magical yards and vistas.  I count this a “must see” home. Perhaps you want less magic and more solid, good living, house.  Why then, 3174 Chadney is your ticket!  This Glendale contemporary, remodeled, 4/3 view home is in the Emerald Isle area and is well priced.

Clearly everyone has come back from vacation and they are ready to sell homes- 24 homes are open this weekend in Glendale, La Cañada and La Crescenta.

My top pick is this bargain priced rancher in Glendale.  Located in Montecito park on the upper part of Vickers Dr., I think this is very sweet deal for a smart buyer.  Another smart buy is this La Cañada starter home on Orange Tree Ln.  Located on a quieter than you would expect cul-de-sac this 3/2 is all spiffed up and ready to move in.  If you are in the mood for a stunning house I highly recommend this La Cañada Contemporary on Escalante. You need to go inside this Asian inspired retreat or you will miss all the goodness.

This is going to be a lovely weekend, here in Glendale and the Foothills. Weather is forecast as sunny with mild temperatures in the low and mid 80′s.  It is time to ge see some equally lovely homes.

My first recommendation is this sweet Glenoaks Canyon Tudor at 2408 Sleepy Hollow Dr.  It is a quiet street, flat lot, sweet exterior and interior and a really nice backyard.  The schools are excellent and Glenoaks Canyon is perfect for those seeking a safe area with a definite neighborhood feel.  However, if you are less Mayberry, RFD and more Hollywood Hipster, I highly recommend this cool City View 60′s Contemporary with pool at 1785 Cielito in Glendale’s Rossmoyne Hills. It is hard to find a newer home in La Crescenta that is also on a nice street.  3901 Park Vista Pl. is actually in Glendale, but is located just below Crescenta Valley Park.  This hidden gem of a neighborhood is a completely delightful surprise and worth a “look see”.

A well dressed prospective buyer saunters into my darling character home in Glendale, looks around and then says, with a disdainful sneer,”it’s so old”

First, some background.

I live and sell homes in Glendale, Ca. 80% of our town was developed between 1926 and 1949. It is filled with romantic Spanish, adorable Tudor and sprawling ranch homes. We do not hide the character of our homes, we celebrate it, advertise it, point it out.

So, with that background in mind, let us return to our scene: I am in a 1920′s Spanish home that features Batchelder tile, hand hewn trestle beams and quarter sawn oak floors. My listing is surrounded by older homes in this mature neighborhood set in a TOWN of older homes. Get the picture?

Said well dressed buyer says,

“This home is so (disdainful sneer) old! I like high ceilings, open floor plan and granite on the floor, walls, ceilings and counter tops. I want a new kitchen and new bathrooms. Everything here must be ripped out. How can people live like this?”

Ok, I am a professional and this is not my own house. I can, and should, be dispassionate. This is just an opinion.

And yet.

This is just sixteen different kinds of wrong. Forget the near terminal rudeness and lack of class or decorum.  Were they expecting that an old home in an old neighborhood would somehow be… erm… not old?

And, newsflash, people had different lives back then! An “open” floor plan was not valued when this home was built. If “open” and “granite” and “new” are on the must have list, what possess this person to look in an old house?!

Are they hoping that the exterior is just a lie and, inside, they will be magically transported into an International Modern- all shiny, airy and rectilinear?

I want to say,

“Well, Honey, this ain’t Harry Potter’s world and I ain’t holding open one of them magical tents. This here home is a character Spanish outside and a character Spanish inside, as well.

Deal with it.”

But, that is not what I say. I, am a professional.

“I understand. Would you like to see my new listing on Kirkham Ave.? Located in the Emerald Isle area of the Glendale Hills, I think it has just what you are looking for.” (cue sweet and sincere smile)

Sometimes, I just hate being grown up.

This, Chilluns, is the home of a minor Glendale celebrity. Can anyone guess who that is?
