Sold, Over List, Above the 134

Today’s theme is - SOLD ABOVE LIST PRICE!  These are the notable sales “Above the 134″ for last week and I am astonished at how many of these closed above list price.  Let’s take a look, shall we?

1439 Columbus was an REO and boy, the former occupants were trouble!  All sorts of unsavory activities were taking place and the neighbors are ecstatic that new people are moving in.  Let’s give them a big welcome when the moving trucks arrive, ok?  This house sold in 15 days.

900 Cedar has had a for sale sign on it for the last year.  More, actually.  It is cute inside and out, but the price just didn’t reflect the lack of any private yard space (It sat for months at $789,000).  However, once they lowered the price to $589,000, the house sold in 9 days for way over list price.

1150 Geneva started out at an awesome price.  This home, like Cedar, is not a short or an REO.  Cute, remodeled and with a resort-like backyard with pool and BBQ Center, this house sold 2% over list in just 6 days.

1643 Don Carlos is your eye candy for today.  It didn’t sell above list and it took 30 days from the point of the last price adjustment to sell, but this house is such a treat to experience!  Click here for additional photos.

5451 Vista Del Arroyo is in the Briggs Terrace area of La Crescenta, belonging to the coveted Mountain Ave. Elementary School. This house was very unusual for the large, flat and grassy backyard.  This sold in 6 days for more than 2% over list.

2910 Hermosa is right above Honolulu Ave. and is a very shiny and nice remodel.  This home sold in 18 days from the point of price reduction (and new listing agent).

Last, but certainly not least, is 1231 Inverness.  This was a red hot circus the day it debuted on the market.  Everybody who was anybody showed the home that day.  The house looked very promising from the curb, but inside the architectural detail just wasn’t there.  Also, the new buyer needs to invest 400-500k just to get it livable - I’m guessing closer to a million to realize the true potential of the lot.  This home sold  23% above list in a true spitting match amongst several offers in just a few days.  Wow.

So, what is the lesson for today, dear reader?

  1. It is still impossible to list too low.  Like water, prices seek their proper level.
  2. If you list low, or at least aggressively, you sell in under 2 weeks
  3. Only 1 house on this whole list is an REO.  Normal houses sell and are often in much better condition.

Does this mean I think all sellers should price low?  NO.  Everyone has a unique agenda and circumstance.  What works for one will cause endless sleepless nights for another.   I am only urging that you choose with eyes wide open.  The biggest mistake I see is sellers assuming that all people think like them - and refusing to see the plain hard facts.
